A cultural resource survey was conducted on the subject property. The property will not be sold subject to any cultural resource restrictions.

Successful Bidder Notification

After all auctions have closed, the successful bidder will be notified via email with closing instructions, including total amount due.
For the successful bidder, a deposit of at least 10% of the sale price, plus closing costs and interest through June 30, 2024, is due within one business day from the completion of the auction and is payable to SITLA. Financing will be offered for this parcel at a variable interest rate of prime plus 2.5% or 7.5%, whichever is greater. The remaining balance may be financed for up to a 20 year term. Full remittance instructions will be included with the invoice. During the time when the property is being financed (before a patent is issued), the county records will show the property as state trust lands with notices being sent in care of the purchaser.

Closing Costs:
The closing costs are expenses incurred to prepare the property for sale. A large portion of the costs is for the completion of a cultural resource survey, which is required by law.

These costs are in addition to the 10% down payment. All closing costs are due from the winning bidder within 24 hours after completion of the auction and cannot be financed.

Location:
Located in the Widtsoe Townsite in John's Valley on State Highway 22, approximately 13 miles north of the entrance to Bryce Canyon. This parcel is part of the area locally known as Widtsoe Junction, which is near the Dixie National Forest and offers outdoor recreational opportunities including hunting, fishing, sightseeing, and hiking.

Access:
Access is based on the plat for the town site. Several lots which are part of the Townsite have already been sold and are being developed.

Current Zoning is Multiple Use

Water Rights:
The Trust Lands Administration has water rights in this area that may be transferable to the lot. Trust Lands Administration will make these rights available to the lot purchaser.

Utilities:
None.

Beneficiary Notice:
The net proceeds from the sale of this property will be deposited into the permanent fund for the beneficiary of Public Schools.

  3. The sand and gravel on the parcel will be subject to a royalty provision if sold commercially.

The following comment was received from the Utah Geological Survey (UGS): "Potential geologic hazards in the area that could affect the parcels include flash flooding/debris flow, problem soils including shrink/swell and/or collapsible, and indoor radon potential. Potential hazards should be addressed in a manner appropriate to the intended use of the property. Geologic hazards are best addressed early in the planning process prior to development and construction.   5. The property will be conveyed subject to all valid existing rights.
